Buying an existing house
Buying a house is not an everyday decision for most people. It is therefore logical that you want to be sure that everything is arranged properly. Normally, the buyer of a house decides at which notary the transfer will take place. The notary office ensures that the whole process (the delivery and the mortgage) runs as smoothly as possible for you behind the scenes.
Deed of delivery
To gain ownership of a house, it must be transferred on paper and registered in the Land Registry. This is done by means of a deed of transfer. This deed is prepared by the clerks. To make sure that there are no mistakes in the deeds, the personal details of all those involved and the rights to the house and land are examined by the notary's office.
The actual transfer
At the notary's office, normally the sellers, the buyers and the notary sign the deed of transfer. After signing the deed the notary will ensure that the deed is registered with the Land Registry. Only when the deed is properly registered at the Land Registry you officially become the owner of the house.
